Pinoy Minimall - Filipino Foods Shopping Online in UK

Oriental Food Shop in Canterbury is the only place we know closer to where we live in UK, where to buy Filipino foods. They sell most Asian foods like Filipino, Korean, Japanese, Thai, etc, but you could only find selected products. THEY DON'T HAVE ONLINE MARKET!

I don't know how importation in the UK or exportation laws in the Philippines that would probably affect the type of products they are allowed to sell out in the market. Well, I know for the fact that not all our local products (Philippine products) are of "Export Quality", you can always see that at the back or in front of its packaging and also, perhaps the products they might be selling are only those ones from selected manufacturers who have direct contacts with this particular Asian Foods importer in the Canterbury!

In some stage when we were in UK the last time, we were looking for an online Filipino store where you could just sit down and do your shopping online! My hubby just love Filipino foods, and we always find our own local taste don't we? I was overwhelmed to have found this PINOY MINIMALL where we buy Filipino foods online. This would only mean, that we dont' need to go to Canterbury anymore.

Not expensive though.... They sell noodles (Lucky Me my hubby's favorite), rice noodles, sauces and flavorings, sardines, dried goods (dried mangoes), CHIPPY, Sunsilk shampoos, Creamsilk, biscuits, etc...

Since I started blogging, I have managed to make a very long bloggers' / friends' list / blog roll which I couldn't figure out how to shorten it by adding a scroll bar! In the end, I found a different way, and have transferred my long list through Blogrolling, explaining you on "How to Create an Automatic Scroll Blogroll". I was quite happy about it at the beginning, until I realized my other list was getting very long as well!

HERE'S THE EFFORTLESS TECHNIQUE ON HOW TO DO IT - you need this codes below:

Guide and Procedures In Buying Properties In Philippines

The moment we decided to acquire this land, the next question was how was the procedure and all the costs to be incurred in terms of papers, attorneys fees, taxes, etc...

We trusted my father to work it out for us! In fact, he already contacted a lawyer who happened to be my grandfather's friend. First advantage, would less likely for us to pay extra money (this is what we called as "under the table" to be able to get done). Second, rest assured that all documentations we or my father is going to sign all legal. Correct me if I am wrong, but I didn't mean to say that the rest are unreliable! Our main concern is, get everything done without worrying anything, in short...

We never bought any property direct from the seller before, so we need to know exactly who's paying what? We acquired a house and lot four years ago, but it was through real estate agent, all we had to do was to pay and the rest was theirs.

Below is the detailed list of fees, percentage and who's paying what.

There should be some legalities to be taken into consideration before finally transferring ownerships in both parties! Talking about ownership, my husband is quite worried really if POSSIBLE TO BE NAMED AS CONJUGAL PROPERTY "MR. & MRS SELLS", and the like. This will be the next thing we should know.

Legal Procedures in transfer of title (land and apartments)

1. Owner and Buyer agree on sale of a piece of land. Through a lawyer, a Deed of Absolute Sale (DOAS) is created and notarized.
2. A Land Tax Declaration is secured from the Bureau of Internal Revenue (BIR) and submitted to the city or municipal Assessor’s office.
3. Buyer pays real estate tax to the City Treasurer’s Office.
4. The Assessors office assesses the market value of the property.
5. Transfer taxes are paid by the buyer to the Assessors Office.
6. Capital Gains Tax and Documentary Stamp tax are paid to BIR.
7. The Registry of Deeds (RD) cancels old title and issues a new one in the name of the buyer.
8. The buyer, now the new owner, obtains a photocopy of the new title and requests tax declaration from the Assessors office.

Ownership is evidenced by the Transfer Certificate of Title (TCT) in the case of single houses and raw land, and The Land Registration Act requires the owners of property to register titles with the Registry of Deeds. The titles must be registered in the same province as the property. However, the records are inaccurate in such that overlapping might exist. There is a proliferation of fake and double titles. The completion of survey of all the lands in the country, mandated by the 1903 Public Land Law, is nowhere in sight.

The whole process of registering property may take around 33 days to complete eight procedures.

Value Added Tax

According to RA 9337, the following sales of property are VAT-Exempt

1. Sale of real properties not primarily held for sale to customers or held for lease in the ordinary course of trade or business;
2. Sale of real properties utilized for low-cost housing as defined by R.A. No. 7279, otherwise known as the “Urban Development Housing Act of 1992” and other related laws, such as R.A. No. 7835 and R.A. No. 8763 wherein the price ceiling per unit is P750,000.00 or as may from time to time be determined by the Housing and Urban Development Coordinating Council (HUDCC) and the National Economic Development Authority (NEDA);
3. Sale of real properties utilized for socialized housing as defined under R.A. No. 8763, wherein the price ceiling per unit is P225,000.00 or as may from time to time be determined by the HUDCC and the NEDA and other related laws;
4. Residential lot valued at one million five hundred thousand pesos (P1,500,000) and below, house and lot, and other residential dwellings valued at two million five hundred thousand pesos (P2,500,000) and below: provided, that not later than January 31, 2009 and every three (3) years thereafter, the amounts herein stated shall be adjusted to their present values using the Consumer Price Index, as published by the National Statistics Office (NSO).

Guimaras Island is a favored destination by both foreign and domestic tourists because of its picturesque beaches, waterfalls, springs, off shore islets, and its famous mangoes, which is considered one of the sweetest in the world. Guimaras is an island province of the Philippines located in the Western Visayas region. Among the smallest and youngest provinces, its capital is Jordan. The island is located in the Panay Gulf, between the islands of Panay and Negros.

Geography - Guimaras is located Southwest of Panay Island and Northwest of Negros Island in Western Visayas with a total land area of 60,465 hectares or 604.65 square kilometers. The island province of Guimaras is composed of five towns: Buenavista (36 barangays), Nueva Valencia (22 barangays), Jordan (14 barangays), San Lorenzo (12 barangays), and Sibunag (12 barangays).

Population - The population of Guimaras as of the year 2000 was 141, 450 with an average annual growth rate of 2.48%.

Language / Dialect - Hiligaynon is the main language of the natives although residents of some barangays in Jordan and Nueva Valencia also speak Kinaray-a. English and Tagalog are spoken and understood by the majority of the people in the island.

Major Industries - Tourism, handicraft, food processing, agriculture, and fishing are the major industries of Guimaras. It has scenic and magnificent white sand beaches and island coves. It has the best diving site with its splendid coral reefs and marine life, which are impressing to the sight. The island is also famous for handicrafts like woven “buri” bags, mats, hats, and baskets. It is also famous for its lime industry, mining industry, fruit processing industry, and coconut industry. Guimaras is home of the famous and the best export-quality mangoes in the Philippines. Mango plantations bearing their golden fruits are scattered in the island. Aside from mangoes, kalamansi and cashew nuts are also abundant. Moreover, the seas of Guimaras teem with fresh fishes, shellfishes, and lobsters. Guimaras also produces a variety of fresh vegetables and fruits, orchids, and root crops.

Nintendo Games

Last month, when I was thinking of buying my hubby's 1st Wedding Anniversary gift, I was kinda a little bit confused on what to buy! I know they wouldn't really mind, for as long as hubbys meet wifeys needs, which make them happy. But would be nice to exchange presents, especially on special occassions like this.

Anyway, I asked one of our friends (actually his best friend), on what to buy which I ended asking him to buy for me in South Africa, since he was going on vacation. He suggested of buying Nintendo Games!, and it was the first time I heard about it... Though my hubby likes playing on his computer, but have never ever heard of him mentioned about Nintendo! Must have been new to him as well, and what I always see him playing is just PC games on DVD's. So made some research about Nintendo, I found out that this is really interesting ones! Its got what they call Nintendo Wii and Nintendo DS games. Plus, on Nintendo DS just by buying RD DS Revolution which allows you to which allows you to listen music, mp3's and even watch movies.

Well, I am not too keen of games, but it tickled my fancy and will definitely buy this for my hubby and of course will play too.

Taking Opportunity in Smorty For The Very First Time

When I was talking to Belle, she reminded me of how I could get better offers in any of these popular advertising companies (Payperpost, Smorty, Buy Blog Reviews, Sponsored Reviews, Paying Post, etc) among which I became an active member only recently, because of my Google Page Rank which is 3 in both blogs of mine (Personal and Wedding). When I say active member, I have begun taking opportunities.

So far so good, I have been posting on 3P's which almost 100% of them were approved! I am so happy to have realized how pretty much quick to earn money on blogging. On the other hand, I have been receiving offers from Smorty which I never used to know where to find them until I have read this: "Important notice about campaign notification emails New campaigns are emailed to all suitable bloggers. This does not mean that you will definitely find the campaign in your admin panel. Opportunities are taken quickly and it is up to you to log in and accept the task before all opportunities are taken". Only yesterday morning that I found an open opps, I grabbed it immediately before its too late... It was about Nintendo Wii and DS, read my post about it. However, when I first submitted it, there was an error which says "Anchor URL/text not found", and second time, third, forth, fifth and which I almost given up!

But I could not afford to loose this opps, so I googled anything that would solve this problem and found one which explains about Anchor text and how can we paste it in our post! Not quite what I was looking for, what I wanted was, where to find this ANCHOR TEXT.. Basically, pasting to post is pretty much easy but what the exact code to paste and where to find it is very frustrating! I have experimented couple of times but of no luck, and had to refresh page every now and then from expiring.

Nothing was really be able to tell me exactly what I was looking for, until I decided to copy and paste the link from the advertiser itself (anchor text/link) at the bottom of my post, I clicked published and re-submitted all over again! Guess what? It did really work!! Yes, what a relive at last... Now, I am only waiting for approval as you can see below.Fingers' crossed to have mine approved. Important tip: read and understand every rules and regulations, facts, questions to ask of every advertising companies, as I never do it until I find myself trapped in the middle and asking for help, and there I spend time to read. At least I am lucky to have managed to sort all inconsistencies I have encountered, before its too late.... Learn from my mistakes...
